Application

Application fees are non-refundable. If you have questions regarding your application, please ask before submitting your application. We check evictions, criminal records, rental history, and income. Applications are only good for six months, if no information has changed. Applicants who have new information must submit a new application. An application must be completed for everyone over 18 years of age who will be living in the property.

Approval/Denial

Even if your application is approved, you may not qualify for every property or special. Applications are approved or denied, at the discretion of the property manager, based on:

  • Criminal history – drug ,domestic violence, and falsifications are all weighed very heavily on a per person basis
  • Rental history – 1+ year with non-related landlord
  • Employment history – 6+ months at current job with good rental history, 2+ years at previous job if less than 6 months at current job – income must be provable (e.g., paystubs, bank statements with ACH deposit, award letter)

We will only attempt to contact your current/previous landlord two times. If we do not receive an answer, your application will be denied. While we try to process your application(s) as quickly as possible, the amount of time will depend on accurate/complete information being provided by you, your reference response, and online systems being available.

Pets

Pets are not accepted by all units. Some units may allow pets depending on what pet you have, how many you have, and a clear application. Pet fees vary by property. Pet screening could be required through petscreening.com.

Property Holding

Properties are only held with a holding fee (after an accepted application). Then you have seven days to finish the leasing process, including, but not limited to, providing proof of income, current IDs, utility confirmation numbers, balance of move-in monies, lease signature by all adults. Your lease start date is the day you put money down to hold the property. Any monies put down to hold a property are non-refundable and must be paid with a money order or cashier’s check – no personal checks for move in.
